December 2025 Real Estate Market Summary

The real estate market in the Invermere, Radium, and Columbia Valley experienced a notably slower December 2025 compared to the previous year. Sales activity dropped significantly, with only 11 properties sold during the month, representing a 45% decline from the 20 sales recorded in December 2024. Despite this sharp reduction in transactions, new listings increased by 18%, rising from 50 to 59, indicating that sellers remained active entering the traditionally quieter winter season.

Property values continued to show strength:

The average sale price in December 2025 reached $620,600, a substantial 25.17% increase over the $495,790 average from December 2024. Similarly, the average list price climbed 31% to $673,018 from $513,750. Homes sold at 92.52% of their listing price, only slightly below the 93.51% ratio seen the prior year, demonstrating that pricing remained firm despite fewer transactions. Properties also moved more quickly, with the average days on market dropping 21.68% from 87.75 days to 68.73 days.

Inventory:

Inventory levels tightened considerably by year-end. Active inventory on December 31, 2025, stood at 296 units, down 12.68% from 339 units at the end of 2024. This reduction pushed the months of supply down to 6.82 months from 8.35 months—a decrease of 18.38%—moving the market closer to balanced conditions, though it still leans slightly toward a buyer’s market.

Year to Date Performance:

Year-to-date performance through December 2025 paints a more positive picture overall. Total sales reached 521 properties, up 6.98% from 487 in 2024. Average sale prices for the full year rose modestly by 0.44% to $520,520, while average days on market increased by 10.32% to 99.36 days, reflecting a somewhat slower pace annually despite the stronger pricing.

In summary, while December 2025 showed seasonal slowdown with markedly fewer sales, the market demonstrated resilience through higher property values, faster sales times, and reducing inventory levels.
